Colliers is the sole agent on the sale of The Fell hotel
Yorkshire | July 30, 2026 – A boutique 16-bedroom country house hotel with stunning views overlooking the Yorkshire Dales National Park is being brought to market.
The Fell in Burnsall, previously known as The Devonshire Fell, is being marketed by Colliers for £1,950,000, with the view to find a new owner who will keep the business operating.
Originally purchased by the Devonshire Family in 1998, the hotel’s 16 bedrooms were personally designed by the Duchess of Devonshire. The business has an established trading record, providing a welcoming stay for visitors to the Dales, while The Fell’s 70-cover restaurant and conservatory is renowned for its seasonal, locally sourced menu, including meat from Bolton Abbey Estate, and afternoon teas, attracting diners from across the region throughout the year.
In addition, the hotel is licensed to hold weddings with the function suite overlooking incredible scenery and able to accommodate up to 70 guests.
The Fell sits at the edge of the Bolton Abbey Estate, with its famous Priory Ruins and stepping stones a short drive away, and the local village of Burnsall nearby. It’s the perfect base for adventure, with direct access to the wild landscapes of the Yorkshire Dales, rural pastimes, wildlife forays, and family activities in nature. The estate welcomed almost 200,000 visitors in 2023/24.
Nearby Burnsall is a popular stop on the 85-mile Dales Way hiking route, connecting Ilkley and Bowness-on-Windermere, and the coast-to coast Way of the Roses cycling course. The Burnsall Fell claims to be the home of the oldest fell race in England, which takes place every August.
The business has been brought to market as part of the overall investment strategy for the Bolton Abbey Estate, and will continue trading throughout the sale process.
